What We Do

We prepare our modernization specifications based on a comprehensive visual inspection of the systems in your building. Our team covers everything, from the machine room to the pit and everything in-between. We even work with board members and small committees on the interior cab finishes.
Some industry leaders sell you their patented proprietary equipment and monopolize the services that support your facilities. To give you the chance to choose your preferred vendors, we write non-proprietary specifications using the best equipment out there.
Once the specifications have been written, we will discuss and fine-tune the scope of the work based on your budget and finalize the list of bidders. Written specifications are vital to ensuring that the tentative contractors are accurately and competitively pricing their labor and the desired equipment. We will oversee on a periodic basis and we make the project turnkey and deliver a 100% completed project before final payment.
Inspecting Systems for Performance Issues
Our team assesses your elevator or escalator’s current level of maintenance and provide you with a written report. We are experts in conducting audits, from single elevators to entire mass transit systems. Rely on us to help ensure the safety and longevity of your machinery by:
- Performing maintenance evaluations and describing your contractor’s maintenance performance in relation to good industry practice.
- Measuring the operating efficiency of your equipment when compared to the original manufacturer's design standards.
- Observing the operational quality of each elevator concerning acceleration, running, stopping, door operation, noise level, and more.
- Assessing the condition of your equipment while accounting for its anticipated remaining life cycle, reliability, performance, and energy efficiency.
- Reviewing clerical “elevator trouble logs” and mechanics “elevator work logs” to determine malfunction frequencies and redundancies.
- Interviewing building operation personnel with regard to service performance and tenant complaints.
- Reviewing present maintenance agreements and the extent of coverage, contractor compliance, and your current annual cost.
- Preparing written reports describing our findings.
- Find the best possible solutions for clean sanitary elevators and escalators.
All inspections are made in accordance with ASME A17.1, A17.2, and A17.3 by a QEI Licensed Inspector.
